Naples consistently ranks among the best places to live in the United States — and for good reason. World-class beaches, exceptional dining, top-tier healthcare, and a quality of life that is difficult to match anywhere in the country.

But Naples is not one community — it is dozens of distinct neighborhoods, each with its own character, price point, and lifestyle. After working extensively in the Naples market, here is my honest guide to the best places to live.

Understanding Naples: The Big Picture

Naples sits in Collier County at the southwestern tip of Florida. The city proper is relatively small, but the greater Naples area encompasses communities stretching from the Gulf Coast east to Ave Maria and north toward Bonita Springs.

Price ranges vary dramatically: From $300,000 condos in East Naples to $10 million-plus estates on Port Royal's waterfront. Understanding which segment fits your lifestyle and budget is the first step. The lifestyle divide: West of US-41 (Tamiami Trail) tends to be more established, more expensive, and closer to the beach. East of US-41 offers newer construction, more land, and more affordable price points — with the tradeoff of being further from the Gulf.

Old Naples / Downtown Naples

Best for: Buyers who want walkability, culture, and the quintessential Naples experience. Price range: $800,000 – $10 million+

Old Naples commands a significant premium for its location and lifestyle. Flood insurance is a real consideration for ground-floor properties. Who it is for: Buyers who prioritize walkability, cultural amenities, and the prestige of a Naples address. Often second-home buyers or retirees who want to be in the center of it all.

Pelican Bay

Best for: Luxury living with private beach access and resort amenities. Price range: $600,000 – $8 million+

Pelican Bay is arguably Naples' most prestigious planned community — a 2,300-acre development with private beach access (via tram), two beachfront restaurants, tennis facilities, and a fitness center. The community encompasses single-family homes, villas, and high-rise condominiums.

What you get: Exceptional amenities, beautifully maintained common areas, and the security of a well-funded HOA. The private beach access — rare in Florida — is the crown jewel. The tradeoff: HOA fees are significant (often $1,500–$3,000+ per month for condos). The community has a more formal, established character. Who it is for: Buyers who want resort-style living with the security and amenities of a premier planned community. Popular with full-time residents and seasonal buyers alike.

Tiburon / Ritz-Carlton Golf Resort Area

Best for: Golf enthusiasts and luxury buyers who want a world-class resort lifestyle. Price range: $700,000 – $5 million+

The Tiburon community surrounds the Ritz-Carlton Golf Resort and its two Greg Norman-designed championship courses. Residents enjoy golf privileges, resort amenities, and the prestige of one of Naples' most recognized addresses.

What you get: Beautifully maintained single-family homes, villas, and condominiums in a resort setting. The Ritz-Carlton amenities are a significant draw. Who it is for: Golf-focused buyers and those who want the resort lifestyle as their daily reality.

Vineyards

Best for: Families and active adults who want a large, established community with strong amenities. Price range: $400,000 – $2 million+

The Vineyards is one of Naples' largest and most established communities — a master-planned development with two golf courses, a country club, fitness facilities, and a wide range of home styles from condos to estate homes.

What you get: Variety. The Vineyards has something for nearly every budget and lifestyle within its gates. The community is well-established, well-maintained, and has a strong sense of community. Who it is for: Buyers who want a large, amenity-rich community with a range of price points. Popular with both full-time residents and seasonal buyers.

Lely Resort

Best for: Active adults and golf enthusiasts who want resort amenities at more accessible price points. Price range: $300,000 – $1.5 million+

Lely Resort is one of Naples' most popular communities — a large master-planned development with three golf courses (two private, one public), The Players Club & Spa (a world-class amenity center), and a wide range of home styles.

What you get: Exceptional amenities at price points that are more accessible than Pelican Bay or Tiburon. The Players Club is genuinely impressive — resort-quality pools, fitness, tennis, pickleball, and dining. The tradeoff: The community is large and can feel less intimate than smaller neighborhoods. Traffic on Lely Resort Boulevard during season can be significant. Who it is for: Active adults and golf enthusiasts who want resort-quality amenities without the ultra-premium price tag of North Naples communities.

Ave Maria

Best for: Families and buyers who want new construction, space, and a strong community identity at the most affordable Naples-area price points. Price range: $280,000 – $700,000+

Ave Maria is a unique community — a planned town built around Ave Maria University, located about 30 miles east of downtown Naples. It has its own town center, schools, and a distinctly community-oriented character.

What you get: New construction, larger lots, and the most affordable price points in the greater Naples area. The community has a strong Catholic identity (though it welcomes all residents) and an active, engaged population. The tradeoff: Distance from the beach (30+ minutes to Naples beaches) and from the amenities of coastal Naples. The drive to downtown Naples or Fort Myers for major shopping and dining is a real consideration. Who it is for: Families with children, buyers on a tighter budget, and those who prioritize community identity and new construction over beach proximity.

North Naples (Namely: Mediterra, Quail West, Talis Park)

Best for: Ultra-luxury buyers who want the finest homes and amenities in the Naples area. Price range: $1 million – $15 million+

North Naples is home to some of the most exclusive communities in all of Florida. Mediterra, Quail West, and Talis Park represent the pinnacle of Naples luxury living — private golf clubs, world-class amenities, and homes that rival anything in the country.

What you get: The best of everything. These communities are meticulously maintained, heavily amenitized, and attract a sophisticated, accomplished resident base. Who it is for: Buyers for whom price is secondary to quality and exclusivity.
