Every year, I work with Pennsylvania buyers who have narrowed their Florida search to two communities and can't decide between them: Siesta Key and Anna Maria Island. On the surface, they seem similar — both are barrier islands on Florida's Gulf Coast, both have world-class white sand beaches, both attract retirees and snowbirds from the Northeast. But spend any time in each community and the differences become clear. They serve different lifestyles, different price points, and different priorities. Here's the honest comparison I give every client who asks.

The Geography: Where Each Island Sits

Understanding the location of each island matters more than most buyers realize — it affects everything from drive times to amenities to hurricane exposure.

Siesta Key is a barrier island off the coast of Sarasota, connected to the mainland by two bridges. It sits about 60 miles south of Tampa and roughly 75 miles north of Fort Myers. Sarasota is a full-service city with a major airport (SRQ), a thriving arts scene, excellent medical facilities including Sarasota Memorial Hospital, and a robust commercial infrastructure. Living on Siesta Key means you're a short drive from everything a city offers while still being on an island. Anna Maria Island is a barrier island at the northern tip of Manatee County, connected to the mainland via the Manatee Avenue bridge. It sits about 45 miles south of Tampa and 20 miles north of Sarasota. The nearest major airport is Tampa International (TPA), about an hour away. Anna Maria is more remote than Siesta Key — the island has no chain restaurants, no big-box stores, and limited commercial development by design. It's a popular beach, which means it can get crowded during peak season (January–April) and on weekends year-round. Anna Maria Island's beaches — particularly Bean Point at the north tip and Coquina Beach at the south — are quieter and less developed. The sand is beautiful, the water is clear, and the atmosphere is more laid-back. Anna Maria doesn't have the same quartz-crystal sand as Siesta Key, but what it lacks in sand purity it makes up for in tranquility. If you want a beach where you can walk for an hour and feel like you have it to yourself, Anna Maria delivers that more consistently than Siesta Key.

Lifestyle: What Daily Life Actually Looks Like

Siesta Key has a village area — Siesta Key Village — with restaurants, bars, shops, and nightlife. It's walkable from many parts of the island, and it gives the community a social hub that Anna Maria lacks. The proximity to Sarasota also means world-class dining, the Sarasota Opera, the Ringling Museum, and a cultural scene that rivals cities twice its size. Anna Maria Island is quieter, more residential, and deliberately low-key. The island has a handful of excellent restaurants and a charming historic district in the City of Anna Maria, but it's not a nightlife destination. The pace is slower. Neighbors know each other. Golf carts are a common mode of transportation. For buyers who want to escape the noise and crowds of modern life — not just the Pittsburgh winters — Anna Maria offers something genuinely different.

I've had clients visit both islands and immediately know which one is theirs. The Siesta Key buyer tends to want energy, amenities, and the feeling of being connected to a real city. The Anna Maria buyer tends to want quiet, authenticity, and the sense that they've found a place that hasn't been overrun yet.

Flood Zones, Insurance, and Practical Considerations

Both islands are barrier islands on the Gulf Coast, which means flood zone awareness is non-negotiable. A significant portion of properties on both Siesta Key and Anna Maria Island are in FEMA Special Flood Hazard Areas (SFHA), and flood insurance is required for federally backed mortgages on those properties.

Flood insurance costs on both islands can be substantial — $3,000–$8,000+ annually depending on the property's elevation, construction type, and flood zone designation.
